STRUCTURE

  • RCC framed structure with 8″ external walls and 4″ internal partition walls made of solid blocks (or) equivalent to a gypsum plastered finish for the internal walls and cement plastered finish for the external walls.

Main Door

  • Frame – Hardwood with the provision for fixing a safety door.
  • Shutter – 35 mm thick designer flush shutter AVT / equivalent.
  • Hardware – Stainless steel hinges, magnetic door stopper, Godrej / equivalent, Ultra Tribolt Lock, Anodized Brass Handle, Tower Bolt (top and bottom) and Door Eye.

Bedroom Doors

  • Frame – Hardwood.
  • Shutter – 30 mm thick designer flush shutter AVT / equivalent.
  • Hardware – Stainless steel hinges, magnetic door stopper, Godrej / equivalent, SS Cylindrical Lock.

Bathroom Doors

  • Frame – Hardwood.
  • Shutter – 30 mm thick designer flush shutter of AVT / equivalent with waterproof plastic coat on one side.
  • Hardware – Stainless steel hinges, Godrej / equivalent, SS Cylindrical Lock.

Windows and Balcony Doors

  • Strong, elegant, termite-resistant, powder-coated aluminium / UPVC sliding windows and doors.

Grills

  • Architect designed MS grills with zinc chromate non-corrosive primer coating will be provided for all windows. French doors will not be provided with grills.

ELECTRICAL

Wiring

  • Concealed insulated copper multi-strand wires of Polycab/equivalent make.

Distribution Board

  • 3 phase distribution board of ABB/equivalent make with MCBs and ELCB of Indo Kopp/equivalent make.

Switches

  • Modular Switches of Anchor Roma/equivalent.

PLUMBING AND SANITARY

 

  • Water Supply Pipes – UPVC Aashirwad/equivalent pipes for cold water line, Aashirwad/equivalent CPVC Pipes for hot water lines.
  • Drainage Pipes – UPVC pipes of Finolex/equivalent make.
  • Water Proofing – Chemical treatment of Ardex/equivalent.
  • Sanitary Fittings – White colour table top basin and western style closet of ROCA Victoria/Equivalent.
  • All toilets will be provided only with EWC.
  • CP Fittings – Jaquar Florentine Range/equivalent.
  • Shower partition of Jaquar/equivalent make in all attached toilets.
  • Each toilet will be provided with a pillar cock, bottle trap, 2 way bib cock with health faucet, Single lever divertor, overhead shower and concealed stop cock.
  • The kitchen will be provided with 1 sink cock.
  • The utility area will be provided with inlet and outlet provisions for a washing machine.

KITCHEN

  • Kitchens will be provided with a 2″ wide cooking platform top of G20 polished Black Granite with half round nosing and shall be a maximum of 10 ft. in length.
  • Single bowl stainless steel sink with drain board (1 mm thick) (36″ x 18″) of Prince/equivalent make shall be provided. Aquaguard provision will be provided. Kitchens will not be provided with a door.

FLOORING AND TILING

  • Living, dining, kitchen and other bedrooms – 2′ x 2′ Vitrified Tile of Asian/equivalent make. (Basic price Rs. 50/sq. ft.)
  • Master bed – Laminated wooden flooring of Pergo/equivalent make (Basic price Rs. 80/sq. ft.)
  • Utility and toilets – The floors would be kitted out with 12″ x 12″ anti-skid ceramic tiles.
  • Walls – Toilet walls will be provided with 12″ x 18″ ceramic tiles right up to the false ceiling. The kitchen will be provided with ceramic Tiles upto 2′ height above the kitchen platform. The utility area will be provided with ceramic tiles up to the sill height on all sides. All the above tiles will be of Somany/Equivalent make (Basic price Rs. 40/ sq.ft.)

PAINTING

  • Interior Walls – Emulsion of Off-White colour (Asian/equivalent).
  • Ceiling – OBD of white color (Asian/equivalent).
  • Doors – Melamine polish/pre-laminate of colours approved by our architects.
  • Grills and railings – Enamel Paint of colours approved by our architects.

COMMON AREA FINISHES

FLOORING and CLADDING

  • Ground floor lobby, steps and lift cladding – Engineered marble as per the designs of our Architects.
  • Other Floors Lobby, Steps & Lift Cladding – 2′ X 2′ Vitrified Tiles & Granite Driveway – Interlocking open jointed paver blocks as per architect design
  • Car Park Area – Granolithic Flooring

PAINTING

  • Exterior – Long lasting exterior texture finish of Renova / equivalent
  • Lobbies – Texture Finish.

LIFT

  • 2 nos. of 16 passengers Automatic Lift of Johnson / equivalent per block.

TERRACE

  • Brick Bat Coba weathering course / equivalent will be laid in slope.

COMPOUND WALL & SECURITY CABIN

  • Compound wall of 5’ Ht will be provided on all sides retaining existing walls, if any.
  • Road side wall & entrance gate will be built to design as specified by architect.

PLUMBING

  • Underground Sump of requisite capacity with partition for Drinking water, Domestic Water & Flushing water
  • Water Pipes – PVC pipes of Finolex / equivalent make
  • Drainage Pipes – PVC pipes of Finolex / equivalent make.

PEST CONTROL

  • Extensive pre and post construction Anti-Termite Treatment will be carried out.

CHANGES

The scope for changes in the above features, at Doshi Housing’s discretion, will be communicated to the allottees after confirmed allotment of their flats. No changes, additions or alterations will be entertained which in Doshi’s View:-

  • Entails alteration of structural design / Entails alteration of general plumbing design / Is not permitted under CMDA rules and regulations / Affects the elevation / Involves encroachments into common areas and setbacks / Not permitted by Architects.
  • Promoters liability with regard to the specifications is restricted only to the quality of work mentioned in case of manufactured and bought-out items registered with warranty extended by the manufacturers of such bought-out items. The Promoters however undertake to provide only such items as are made from manufacturers of repute.
  • In the unforeseen event of any of the brands mentioned in the specifications above not being available, an equivalent alternative brand shall be provided.
